Privacy Policy

This policy explains what Wrenbeck LLC collects, why, and what we do and do not do with it. It applies to this website and to the services we provide through it.

1. Who we are

Wrenbeck LLC, 145 Tremont Street, Suite 201-1483, Boston, MA 02111. You can reach us using the details in section 11.

2. Information you give us

“You” here means anyone who gives us information, not only sellers who sign up for a listing. It also covers buyers and the licensed real estate agents working with them, who contact us about a published listing by phone, text message, or email.

• Contact details you submit, such as your name, email address, postal address, phone number, and mobile number.
• Property and transaction details you provide in order to use a service.
• If you contact us about a listing, the phone number or email address you contact us from, together with what you are asking about. This applies whether you are a prospective buyer or an agent working with one.
• The content of messages you send us, including calls, email, and text messages.

3. Information collected automatically

When you visit this site we may record standard server log information, such as the pages requested, the time of the request, your approximate location derived from your IP address, and general device and browser characteristics. We use this to keep the site working and secure.

4. How we use information

• To provide, operate, and support the services you request.
• To respond to your questions and provide customer care.
• To answer inquiries about a published listing and pass them to the seller, so the seller can respond to you.
• To send you service messages about a transaction or request you have initiated.
• To meet legal, regulatory, and recordkeeping obligations that apply to us.
• To detect, prevent, and investigate fraud, abuse, and security incidents.

5. Text messaging and mobile information

If you give your mobile number and opt in, we may send you text messages related to the service you asked for. Consent to receive text messages is not a condition of any purchase.

We also receive calls and text messages from people inquiring about a published listing. If you contact us that way, we hold the number you contacted us from and what you said, so that we can answer you and pass the inquiry to the seller. Contacting us about a listing is not itself an opt-in to marketing messages, and we do not treat it as one.

Mobile information and text messaging opt-in data and consent will not be sold or shared with third parties or affiliates for marketing or promotional purposes. This applies to your mobile number, your opt-in status, and the record of your consent.

• To stop messages: reply STOP to any message. You will receive a single confirmation and then no further messages, unless you opt in again.
• For help: reply HELP to any message, or contact us using the details in section 11.
• Message and data rates may apply.
• Message frequency varies.
• Carriers are not liable for delayed or undelivered messages.

6. How we share information

We do not sell your personal information. We share it only in the circumstances below, and in every one of them the carve-out in the following paragraph applies.

• Service providers. Vendors who host our site, deliver our email, or otherwise operate the service on our behalf, limited to what they need to perform that work.
• At your direction. Where you ask us to pass information to a specific party in order to complete something you requested.
• Inquiries passed to the seller. If you contact us about a published listing, we give the seller your inquiry and the contact details you reached us on, so they can respond to you. That is the point of the inquiry and it is the only thing we use those details for. We do not give the seller a marketing list, and we do not use your inquiry to market anything to you.
• Legal requirements. Where we are required to disclose information by law, regulation, subpoena, or other valid legal process, or to protect our rights or the safety of others.
• Business transfer. In connection with a merger, acquisition, or sale of assets, subject to the carve-out below.

SMS opt-in data is carved out of all of the above. Mobile information and text messaging opt-in data and consent are excluded from every category of sharing described in this section. They are not sold, rented, leased, or shared with third parties or affiliates for marketing or promotional purposes, and they are not included in any business transfer for those purposes. There are two operational exceptions, and neither is marketing: a messaging provider acting solely to transmit the messages you asked to receive, which may not use that data for its own purposes; and, where you contacted us about a listing, passing your inquiry and the number or address you reached us on to that listing’s seller so they can reply to you.

7. Retention

We keep personal information for as long as needed to provide the service and to satisfy legal and recordkeeping obligations, then delete it or render it non-identifying.

8. Your choices

• Stop text messages at any time by replying STOP.
• Unsubscribe from any marketing email using the link in it.
• Ask us for a copy of the personal information we hold about you, or ask us to correct or delete it, using the details in section 11. We will respond as required by applicable law.

9. Security

We use reasonable administrative, technical, and physical safeguards appropriate to the information we hold. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

10. Children

This site and our services are intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.

If we change this policy we will revise the “last updated” date at the top of this page. Material changes to how we handle text messaging consent will not be applied retroactively to consent already given.

Terms of Service

These terms govern your use of this website and the services Wrenbeck LLC provides through it. By using the site you agree to them. If you do not agree, do not use the site.

1. What we provide

Wrenbeck LLC is a Massachusetts real estate brokerage offering flat-fee entry-only MLS listings to for-sale-by-owner sellers. A seller pays a flat fee to have their property listed, and buyers deal with the seller directly. A real estate data product is in development and is not offered through this site today.

An entry-only listing means we submit and maintain the listing record on the seller’s behalf. We do not represent the seller in the negotiation or sale unless we have agreed to do so separately and in writing.

The listing publishes contact information for the property, so we also facilitate contact between the seller and parties who inquire about it — buyers, and licensed real estate agents working with buyers. Inquiries reach us by phone, text message, and email. We answer them and hand them off to the seller promptly. We pass the inquiry along; the seller takes it from there.

Fees, what each fee covers, and any refund terms are stated at the point of purchase and form part of your agreement with us.

2. Your responsibilities

• You are responsible for the accuracy and completeness of the property information you give us, and for having the right to offer the property for sale.
• You are responsible for your own compliance with fair housing, disclosure, and other laws that apply to selling your property.
• You will not use the site to submit unlawful, infringing, or deliberately misleading content.

3. Accuracy and availability

We work to keep this site accurate and available, but we do not guarantee that it will be error-free or uninterrupted. Nothing on this site is legal, tax, or financial advice. We do not guarantee that a listing will result in a sale, or any particular sale price or timeline.

4. Intellectual property

The Wrenbeck name, the marks on this site, and the site’s text, design, and code belong to Wrenbeck LLC or its licensors. You may not copy or reuse them except as permitted by law. Content you provide to us remains yours; you grant us the permission needed to use it to provide the service you requested.

5. Limitation of liability

To the fullest extent permitted by law, Wrenbeck LLC is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, arising from your use of the site or our services. Nothing in these terms limits liability that cannot be limited by law.

6. Governing law

These terms are governed by the laws of the Commonwealth of Massachusetts, without regard to its conflict of law rules. The state and federal courts located in Massachusetts have exclusive jurisdiction over any dispute arising from them.

7. Changes and contact
