Buyer introductions from Wrenbeck

Wrenbeck lists homes for sellers who are selling without a listing agent. Buyers who find those listings deal with the seller directly. That suits some people and not others.

If you would rather have an agent representing you, tell us the town or towns you are searching, your price range, and roughly when you are looking to buy. We will introduce you to a licensed agent who works in that area.

What it costs you

Nothing. You are never charged for an introduction, and you are never obligated to work with an agent we introduce you to. If the introduction is not a fit, tell us and that is the end of it.

How we are paid

If you buy a home with an agent we introduced you to, that agent’s brokerage pays Wrenbeck a referral fee equal to 17% of the commission that agent earns on your purchase. Massachusetts requires that referral fees be paid from one licensed brokerage to another, so the fee goes to Wrenbeck LLC, not to any individual. You do not pay it. It does not change the price you pay for the home, and it does not reach you in any other form. We tell you this because you should know how the people making a recommendation to you get paid.

Wrenbeck is not your agent in that purchase. We make the introduction; the agent represents you.

The $500 closing gift, and its conditions

When your purchase closes with an agent we introduced you to, Wrenbeck sends you a $500 closing gift. It is not a discount on the home or a credit at closing — it comes from us, afterward.

The gift is funded by the referral fee we receive, which means it depends on us actually being paid. Two conditions follow from that, and we would rather you read them here than find out later:

  • The agent’s brokerage has to have signed a referral agreement with Wrenbeck, and has to have paid us the referral fee. If an agent we want to introduce you to has not signed one, we will tell you before you decide. You can still take the introduction if you want it — the $500 just would not be available on that match. We would rather lose the fee than push you toward an agent because of who signed a piece of paper.
  • Your purchase has to close with an agent we introduced you to, within one year of the introduction.

How to ask for an introduction

If you are already texting or calling us about one of our listings, just say you would like an introduction and we will take it from there. Otherwise, email hello@wrenbeck.com and tell us where you are looking.
